Energy Report (EPC)

From 1 December 2008 an Energy Performance Certificate (EPC) is  required for the sale of most existing domestic buildings in Scotland. To instruct an energy report follow the "contact us" link.

From 4 January 2009 they will also be required for most domestic buildings if leased or sold and must be displayed in all public buildings over 1000m2 even if they are not being leased or sold.

ALLIED SURVEYORS SCOTLAND PLC are able to provide residential EPCs across Scotland. Our residential EPC surveyors have been trained by Elmhurst Energy. Our surveyors are accredited by RICS Scotland to provide EPC’s under a protocol agreement between Scottish Building Standards and RICS Scotland.

Energy Performance Certificates in Scotland will not be required for the following:

  • buildings which do not use fuel or power for controlling the temperature of the internal environment;
  • non-domestic buildings and building that are ancillary to a dwelling that are stand alone having an area less than 50 square metres;
  • conversions, alterations and extensions to buildings other than alterations and extensions to stand-alone buildings having an area less than 50 square metres that would increase the are to 50 square metres or more, or alterations to buildings involving the fit-put of the building shell which is subject of a continuing requirement;
  • limited life buildings which have an intended life of two years or less;
  • buildings used as emergency accommodation (12 week limit);
  • accommodation purchased for a holiday (12 week limit).
