1. Our inspection and report for a Scheme 1 mortgage type valuation, a pre-sale valuation, or similar, will be of a limited nature only to ascertain a value for sale, mortgage or other purposes typical of that required by lending institutions. Under Scheme 1, we accept no liability whatever as to the condition or selling price of the property. If a prospective purchaser wishes a report upon which they can rely, then we recommend a Home Condition Report [Scheme 2]. Alternatively, a full Building Survey can be arranged.
2. In all cases, where we suspect timber defects including woodworm, dry or wet rot, in any part of the house or flat, we recommend that a full timber specialists report and estimate be obtained by a prospective purchaser, to cover the whole property concerned. This should always be obtained before any Contract to Purchase is concluded.
3. It is possible that the surveyor may have carried out some fee earning work in connection with the property in the past. No specific advice will be provided on this unless the surveyor considers it to have a bearing on advice provided to the client. Similarly, the surveyor shall consider whether there is any conflict of interest and, if there is, shall advise the client accordingly.
